How to sealcoat an asphalt parking lot or driveway - Fill cracks with crack sealant

Sealcoating should ideally be conducted during warm, dry conditions, with temperatures of at least 60°F and increasing. Ensure sufficient drying time between applications of sealer. Always adhere to the manufacturer’s guidelines for all products utilized. Verify that the sealer includes sand during application to enhance skid resistance and longevity.

To ensure optimal performance and longevity, newly laid asphalt should be allowed to cure for a minimum of 30 to 60 days. During this period, it is crucial that the asphalt is free from oils and has sufficiently hardened before applying any sealer. This curing time allows the asphalt to settle and achieve its maximum durability, ensuring that the sealer can adhere properly and provide effective protection against weathering and wear. Taking these steps helps maintain the integrity and appearance of your asphalt surface over the long term.
