WHAT IS SEALCOATING?

In simple terms, asphalt pavement is essentially a combination of rock or stone and gravel, held together by a binding agent known as asphalt cement. This binder, derived from the distillation of specific crude oils, plays a crucial role in preventing the deterioration of asphalt surfaces. Exposure to elements like rain, UV rays, and chemicals can degrade the binder, initiating the degradation process of the asphalt, resulting in a brittle surface. To counteract these effects, implementing a maintenance program with sealcoating becomes essential to extend the life of parking lots or driveways.

Sealcoating acts as a protective layer, blocking out elements such as water, oils, and UV damage. When applied according to manufacturers’ specifications, sealcoating not only offers protection but also presents a slip-resistant surface with a visually appealing deep black finish. Sealcoats are commonly bituminous-based or acrylics, existing in liquid formulations mixed with water, silica sand, polymer additives, and other proprietary fillers. Application methods include brushing, spraying, or squeegeeing. A regular sealcoating program can more than double the life of asphalt, resulting in significant cost savings compared to the expense of replacing pavement.

When applying sealcoating, follow these crucial steps for optimal protection and performance:

  • Apply a minimum of two coats.
  • Ensure temperatures are at least 50 degrees and rising for a minimum of 24 hours; avoid application if temperatures are forecasted to fall below 50 degrees.
  • Do not apply if rain is expected within the same 24-hour period.
  • Allow 24 hours for the sealcoat to cure before permitting vehicle traffic on the surface.

In summary, a biennial sealcoating routine can significantly prolong the life of asphalt pavement at a minimal cost. Properly applied and timed sealcoating prevents oxidation, shields against weather damage, and enhances the aesthetic appeal of pavement.
