WHAT IS SEALCOATING?

In simple terms, asphalt pavement is essentially a combination of rock or stone and gravel, held together by a binding agent known as asphalt cement. This binder, derived from the distillation of specific crude oils, plays a crucial role in preventing the deterioration of asphalt surfaces. Exposure to elements like rain, UV rays, and chemicals can degrade the binder, initiating the degradation process of the asphalt, resulting in a brittle surface. To counteract these effects, implementing a maintenance program with sealcoating becomes essential to extend the life of parking lots or driveways.

Sealcoating acts as a protective layer, blocking out elements such as water, oils, and UV damage. When applied according to manufacturers’ specifications, sealcoating not only offers protection but also presents a slip-resistant surface with a visually appealing deep black finish. Sealcoats are commonly bituminous-based or acrylics, existing in liquid formulations mixed with water, silica sand, polymer additives, and other proprietary fillers.
