Asphalt pavement primarily consists of a mixture of rock, stone, and gravel, bound together by asphalt cement. Preserving this binder is crucial to prolonging the lifespan of asphalt surfaces. Exposure to rain, UV rays, and chemicals gradually deteriorates the binder, initiating the degradation of the asphalt. This ongoing process leads to the development of a brittle surface. Therefore, the primary objective of asphalt sealcoating is twofold: to shield the asphalt pavement from degradation and to enhance its visual appeal simultaneously. Applying an asphalt sealer early in the pavement’s life cycle is optimal for maximizing its protective benefits.

SEALCOATING INCREASES PAVEMENT LIFE

Implementing a maintenance program that incorporates sealcoating is essential for mitigating the impact of the aforementioned elements and extending the lifespan of your parking lot or driveway. Sealcoating forms a protective barrier, effectively blocking harmful intrusions like water, oils, and UV damage. Moreover, when applied according to manufacturers’ specifications, asphalt sealer produces a slip-resistant surface with a rich black finish, enhancing the aesthetic appeal of the parking lot or driveway. Asphalt sealers typically come in bituminous-based or acrylic formulations. These sealants are liquid emulsions mixed with water, silica sand, polymer additives, and other proprietary fillers and solids. Application methods include brush, spray, or squeegee, providing versatility and efficiency in sealcoating procedures.

TIPS FOR APPLYING ASPHALT SEALCOATING

When applying a sealcoating product, follow the important steps referenced below to get the most protection and optimum performance:

 

  • A minimum of two coats should be applied.
  • Temperatures must be a minimum of 50 degrees and rising for a period of not less than 24 hours. Do not apply when temperatures are forecasted to get below the 50-degree mark.
  • Do not apply if rain is imminent within the same 24 hour period.
  • Once finished with the application of sealcoat, allow to cure 24 hours before allowing vehicle traffic back on the surface.
